You’ve found a property you LOVE. How exciting! We have a duty of care to our seller(S) to ensure the affordability of all offers so please do not be offended if we ask to see proof of funds!
GOOD NEWS! The seller(s) has accepted your offer, it is normal practice that the property is marked as SSTC and taken off the market for you. Now is the time to instruct a solicitor to carry out the conveyancing. Don’t worry if you do not have a solicitor to hand, we can help and advise on local conveyancing firms.
In the first instance, your solicitor will send you several forms to complete to instruct their services. It is important to return these promptly along with identification and proof of address for each purchaser.
The seller(s) solicitor will issue a draft contract. Once this has been sent, your solicitor can apply for searches from the local authority, in the meantime your solicitor will raise any enquiries yourself or they might have regarding your purchase. Once search results are returned from the local authority, your solicitor may raise further enquiries.
Once all enquiries are satisfied between the solicitors, you can start to agree the exchange and completion dates. Exchange always takes place before completion and is the legally binding agreement to complete on the agreed date. On completion, you can pick up the keys to your new home!
